The Mayfair-Montclair neighborhood has a rich and somewhat glamorous past. Our little community of Mayfair Gardens was originally build in 1946 by the Burns Family to house the large population of returning servicemen and their families who were living in overcrowded conditions at Lowry after the war.  The two story units and the ranch bungalows were rental units until 1999 when all 84 units were purchased by David Cohen.  Mr. Cohen renovated the units and created a covenanted community. 

Three charming East Denver neighborhoods, Mayfair, Hale and Montclair, feature interconnected greenways lined by many fine homes reflecting popular architectural styles of the past 100 years. They are roughly bounded by East 17th Avenue Parkway, East 6th Avenue Parkway, Montview Boulevard, and Clermont, Forest, Monaco, and Richthofen Parkways.  Today the area houses many of the area's finest health care providers as Denver's great medical complexes are currently located in the Mayfair neighborhood.

Small parks parallel parkways throughout the neighborhoods.  Quaint Tudors and vintage Bungalows are typical architectural styles.  Mayfair gained its footing in the 1940’s as a suburban neighborhood attractive to soldiers returning from World War II.  Most blocks still claim a few original owners, but demographics are quickly changing.  Small, more affordable homes on large lots are attracting developers.  Scrape-offs are fast becoming a topic of conversation.

In 1989 the citizens of Denver passed a bond issue. Included in the bond was a line item to purchase land for a new park in Council District 5. Over the next two years the Department of Parks and Recreation searched for and purchased approximately 5 acres of land at 10th & Jersey Street in the Mayfair neighborhood.
In the spring of 2005, Denver’s Office of Community Planning and Development began studying the Mayfair Town Center within an area bordered by Colfax Avenue, Jasmine Street, Locust Street and 13th Ave.  Anchored by renovated anchors King Soopers and Safeway, the development features single-story retain around massive parking lots.
 
The assessment was an opportunity for residents to voice concerns about future development.  As buildings become available, developers will know what the neighbors will support.  Residents requested pedestrian access to street-level retail and restaurants, along with residential space on the second and third floors.

Mayfair Gardens is located in the middle of this entire new bustle and activity while allowing its residents the quiet of a tree lined, well kept enclave.
